The construction of commercial real estate  includes such an important stage as the creation of a project. And the choice of the general designer means a lot - not only at this stage, but in general for the planned work. Therefore, it should be remembered that only a talented architect for full design is not enough. Under the general designer is usually meant an organization that unites specialists of various profiles. And it should be headed by the head, fully responsible for the project, including ideas, implementation and preparation of the necessary documents.

The general designer, as a rule, is chosen according to the results of the competition. Specialists of the company that won the tender receive the rights to develop the project and create supporting documentation. Each organization sets its own requirements to the general designer. However, there are a number of general criteria. It is about the reliability of the organization, experience, success in similar design works, as well as the cost and timing of work.

Of course, this does not mean that there should not be a single highly skilled architect in the team of designers. On the contrary, the consultations of such specialists play an important role in the choice of the designer. As the practical experience shows, thanks to collegial relations, up to 10% of the cost of the projected facility is saved. The key to success is in optimizing the cost of each design.

It should be remembered that all proposed projects are subject to mandatory verification for compliance with technical and town planning regulations.
